To those traveling to Kyle be aware that on May 4th the service roads will be no longer be two way roads.  The west side of  I.H. 35 will be changed to a one way road traveling south, and the east side of  I.H. 35 will be traveling north.  The change was needed due to the increase in traffic from extensive growth in the area, but the potential for wreaks will be high until people acclimate to the changes.  The new Seton Hospital in Kyle is probably on a highten state of readiness for emergencies associated with this change, as well law enforcement in the area. 

The growth in Kyle has been staggering and projections show it will continue well into 2015.  With growth comes growing pains, and building more roads or making the present roads more efficient is part of the solution.  If you haven’t been to Kyle in several years you should take a look.  New businesses are moving in everyday, retail stores like HEB Plus, Target, Starbucks, Kohls, and  more locally owned businesses like Texas Pie Company are adding to the landscape of the “New Kyle”.  With over 2.5 million square feet of retail space under construction (compare that to South Park Meadows center, in far south Austin, 1.6 million square feet) you realize just how much Kyle is growing.    In the last decade Kyle has grown by more than 600 percent to 32,000 people.   Seton Hospital and Medical Center is a big part of the development in Kyle and is projected to have about 1 million square feet of retail space.  What’s the reason for Kyle’s growth….it’s much cheaper to live in Hays county than in Travis County, and with the median price range of a home being $170,000 in Hays county versus $205,000 in Travis County the answer is dollars and cents.   Check out Kyle, Texas in Hays County….you’ll be amazed and delighted !

One Story or Two Story Homes

I noticed during an open house last weekend in Shady Hollow that many people who visited were looking for a one story home.   One stories are so popular for several reason; they are easier for ”baby boomers” that have bad knees,   homeowners who have parents who are  ”baby boomers” want their home easily accessible to them during their visits, and young families with small children or babies appreciate not having the danger of  their children navigate stairs.

Home builders are beginning to see the trend toward one story homes and are making changes.  David Weekley Homes is one of  several builders in the Meridian Subdivision, who is committed to offering  more one story plans especially in the newest section of Meridian, set to open this May.  Many of the new lots are as deep as 160′, and loaded with trees, and large enough for a 2,800 square foot one story.  Very few new subdivisions offer one story homes due in part to the small lot sizes which may only allow for a home of  2,400 square feet or smaller to be built.   Meridian’s  home builders are adding much needed square footage to one stories with the addition of a game room on the second floor.   With only a game room and perhaps a half bath on the second floor the question becomes…. what do we call these homes….Two story, One and One-Half story, or One story plus “upstairs game room and half bath”?   Whatever you choose to call them there is a demand for them, and I anticipate that the demand will continue to grow as the “baby boomers” continue to age.  Let me know if you would like more information on one story homes for sale in  Austin , or for more information on the homes in Meridian.  Call Brenda Sours at (512) 914-6118.

Homes in Meridian-Southwest Austin

Meridianis one of southwest Austin’s newest subdivisions offering new homes being built by David Weekley, Standard Pacific, Scott Felder, and Meritage Homes.  Prices in Meridian range from the low $300′s, to the high $700′s and up with lot sizes ranging from 60′ lot fronts to half an acre.   Meridian track to some of the best schools in AISD with a brand new elementary to open the fall of 2010, the new Goryscki Middle School that opended the fall of 2009, and to award winning Bowie High School. 

Many of  David Weekley’s homes offer beautiful outdoor living areas that include stone fireplaces, gas grills, and refrigerators.  It’s the perfect time and weather to take a drive to Meridian;  follow MoPac South past Slaughter Lane until you reach FM 1826, also known as Camp Ben McCullough, take the turn around and head back into Austin, and take the first right into the subdivision of Meridian.

Bad Drywall From China

Imported Drywall from China that is being used in new home construction is a major problem in many areas of the country.  As of this date there have been no known reports of it being used here in Texas, but it has shown up in Florida, Louisiana, Virginia, Wisconsin, Ohio, Alabama, Mississippi, Missouri, California, Washington, Wyoming, the District of Columbia, Arizona, and Tennessee.  The drywall contained an ingredient that caused health symptoms, and certain metal corrosion in homes, and the drywall was being imported to the United States due to a shortage in part to the hurricanes of 2004 and 2005.  Common problems from homes believed to contain this drywall are: blackened and corroded metal components in air conditioning units; Irritated and itchy eyes, and skin, difficulty in breathing, persistent cough, bloody noses, runny noses, recurrent headaches, sinus infection, and asthma attacks; Rotten egg smell within their homes.

Southwest Austin Neighborhoods

The growth continues for Southwest Austin.  Between the finish out of Alta Mira in Circle C Subdivision, the The Bridges of Bear Creek and Brodie Springs both down Brodie Lane, to Meridian Subdivision out Hwy 45 the building of new homes continue.  Given the close proximity to downtown Austin, and the wonderful schools, some of the best in AISD, it’s no wonder these neighborhoods continue to thrive.  Even with the small downturn in the real estate market last year new home construction is taking off in a big way.  New homes are being started left and right in my neighborhood, Meridian Subdivision, and it looks like the market next year will be a good one.   If you are interested in learning more about Southwest Austin Neighborhoods check out my website at www.AustinHomeSells.com or call Brenda Sours at Sky Realty (512) 914-6118.

The Bridges at Bear Creek Subdivision is setting their sights on opening a new section!  This beautiful subdivision is located off of Brodie Lane, south of Slaughter Lane in far southwest Austin.

Southwest Austin is home to a great many wonderful things, and one of those is the City of Austin public pool at Dick Nichols Park.  This park is located on Beckett Rd, right off Escarpment in the neighborhood of The Villages At Western Oaks.  Dick Nichols is home to one of Austin’s premier swim teams who compete against other neighborhood City pools each week during the beginning of the summer.  Dick Nichols has so much parent support and wonderful kids that it’s not unusual for them to win many of the city races, with many kids going on to compete in the State competition.  Between the great coaching, this team is so big they have 3 coaches, the great parents, and great kids you would be luck to find yourself associated with this organization.  Sign up is with the City of Austin Aquatics Department and begins in April.

Barker Ranch at Shady Hollow is an established neighborhood in southwest Austin with spacious homes, built in the early 2000′s.  The large lots, some .38 of an acre or more, enabled the builder, Lennar Homes, to construct many one story homes.  Median home prices are $329,000 with square footage of 2,940.  Great location, great price, and great schools: Bowie, Bailey and Baranoff.  This lovely subdivision is just south of Slaughter lane, down Brodie, on your right.
