Agave is an eye-catching community that sits atop a hill past the MLK and 183 intersection. The multi-colored, cubist-style homes are unexpected…yet so fitting for East Austin.

Top Reasons to Live in Creekmont West, Round Rock

When driving on the toll road past the La Frontera shopping center, you can look north and it seems like all you can see are trees. If you didn’t know the area well, you wouldn’t know that below the trees are the neighborhoods of Creekmont West, Round Rock West and Cimarron.
As mentioned above, one of the many advantages of these neighborhoods, like Creekmont West, is location. A plethora of shopping and dining is located at the nearby La Frontera and The Domain. Major employers, like Dell, are also just minutes away from your front door when you live here. Recently, one of the sellers I am working with in Creekmont West said that the biggest deciding factors for them to move to the area was that three of the Round Rock ISD schools were in walking distance to their home. Besides having quick toll road access (located between the 35 and MoPac exits as well!), the community is close by the 620 (and St. David’s Round Rock Medical Center) and McNeil.
There are no HOA fees in Creekmont West, which is great for buyers looking to keep their monthly payments low! It also has some of the lower tax rates in Round Rock – currently at 2.38%!
When driving around in the community you notice the established, mature trees and wide streets – it almost reminds me of some of my favorite neighborhoods in Central and South Austin!

Are Home Sales Picking Up In Teravista, Round Rock?
Posted by: | CommentsLooking over the sale data for the Teravista subdivision in Round Rock, I am noticing a nice change from last month’s data.
Currently, the market data shows that five homes sold in Teravista from December 24th, 2009 to January 23rd 2010 – not too bad considering this time frame was during the holidays.
Also, the MLS data for Teravista shows that there are currently 18 homes that are under contract. Keep in mind that ‘under contract’ does not mean or guarantee ‘sold’ but I’d say this is a good outlook for sellers in Teravista. This could mean the data will show three or four times more sold homes next month!
Another point of interest, homes that are currently under contract in Teravista range from being on the market only two days to a much longer 286 days. If you are looking to buy a home in Teravista, chances are, there is a home out there for you!

Greenwood Forest in South Austin
Posted by: | CommentsGreenwood Forest has been a popular community for many of my buyers recently. Buyers like that the neighborhood is not too far from downtown Austin and yet it seems more affordable for them.
Greenwood Forest is an established community in South Austin just south of the 290, north of Stassney and bordered by South 1st and Manchaca. Recent home sales for Greenwood Forest show that homes range from $94,000 to $219,000

In my recent visits to the homes in Greenwood Forest I have noticed that there are generally two types of homes – homes that need to be remodeled or homes that have recently been remodeled, which is an obvious characteristic of an older community. Whether you are looking for a moderate fixer-upper in a popular area of town or a home that has been remodeled with the latest trends and is move-in ready, Greenwood Forest may be the spot for you!

Colorado Crossing in South East Austin
Posted by: | CommentsColorado Crossing is a subdivision in south east Austin and is still an affordable option to buyers looking to be about 10 minutes from downtown Austin.
Many people like to live in the subdivision because it provides quick access to Austin’s main airport and is accessible to the 183 and Ben White Blvd.
On average, homes are currently selling for about $80.10/square foot and for about 98.55% of the original list price. Add the fact that homes have been, on average, selling in about a month, the market at Colorado Crossing seems to be doing great in this economy!
